The first thing people mention at 124 Prospect is the light. It comes in through the tall paned windows, runs the length of the hardwood floors, and finds its way into nearly every room. White shingles, steep gables, and a brick path beneath the oaks give the house the feel of a summer place on the East Coast, set down in Winship Park, one of San Anselmo's most coveted neighborhoods with a street to street lot.Inside, the rooms are calm and well proportioned. The living room gathers around a fireplace and built-in shelving, with a wall of windows looking out to a patio made for hosting: a long dining table, lounge chairs, and room to set up a grill. The dining room opens through French doors to the deck, and the kitchen and sunroom both step out onto the decks as well, facing the hills. The primary suite has a floor all its own, with a private deck, a separate sitting room with a desk beneath the window, and a bath in white subway tile. Two more bedrooms are on the upper floor, where the light is the best in the house. The deck is the reason many people will fall for this house. Wide boards and white railings wrap the house and open onto views over the treetops to the ridgelines beyond. Morning coffee at the rail, a long lunch in the shade of the oaks, a glass of wine as the light goes soft over the hills: the deck holds every hour of the day.The practical side has been looked after too. New HVAC keeps the house comfortable in every season, and a newly installed turf yard sits on its own level, a separate stretch of green for play, a game of catch, or simply room to roam. Beyond the house itself, an additional lot is buildable for an ADU, whether that becomes a guest cottage, a studio, or a place for visiting family to land. When the evening calls for dinner out, downtown San Anselmo is an easy walk away.
